The are sometimes extra costs for administrative and appraisal fees.  Many lenders require a location survey.  If one is not available from the seller,  the buyer will be required to provide one.  Costs of a survey are usually in the area of $600  to $1000.  Title insurance is also available and can reduce costs in some situations.
